Buyers Guide The Purchase Contract 1. Contract Forms The Oklahoma Real Estate Commission offers the contract forms used for real estate transactions. The blank forms are available on the Oklahoma Real Estate Commission’s website. The following forms have been downloaded and partially filled in as appropriate. Residential Sale Contract Conventional Loan Residential Property Condition Disclosure Statement Sellers Counteroffer Buyers Counteroffer to Sellers Counteroffer Notice of TRR * Save the forms and edit with Acrobat. 2. Earnest Money The purchase contract does require an earnest money deposit usually between 1% and 3%. The amount you pay in earnest money will be subtracted from your closing costs — reducing the total amount you owe at closing. The earnest money check will be held in an escrow account at the closing company. We have used Cleveland County Abstract in the past. If they are agreeable as the closing company, the check should be made out to: "Cleveland County Abstract", and you should put the address "1703 Quail Creek Drive" in the note field. |
